BuildCasa is on a mission to solve California's housing shortage by unlocking the full potential of infill land. Using a vertically integrated OpCo/PropCo model, we acquire, entitle, subdivide, and deliver shovel-ready lots in high-cost urban markets by leveraging California's by-right entitlement framework (Starter Home Revitalization Act, SB 1123) to move faster and more predictably than traditional development.
We have 30+ ministerial approvals under our belt and 50+ units in development, directly or through our development partners. We are now forming a $30M real estate fund (PropCo), backed by a committed anchor institutional investor, to scale this model.
The fund will be co-led by Paul Steidl (Partner & CEO), who is responsible for development strategy and operational execution. The Partner & COO will be responsible for capital markets, fund economics, and financial risk management. This two-principal leadership model ensures deep functional ownership at the GP level.
About the Role
BuildCasa is seeking a co-founding partner to serve as Partner & Chief Operating Officer of the fund. This person will be a principal in launching and operating the fund.
The proposed leadership structure of the fund is as follows:
Partner & COO (this role): Capital markets, investor relations, fund economics, deal structuring, operations, and compliance.
Paul Steidl (Partner & CEO): Development strategy, entitlement, design, permitting, and execution of development projects.
Ben Bear: Serves on the board, providing strategic counsel on team buildout, deployment, and offtake partnerships.
GP economics (carried interest) will be structured as a named stake in the GP entity, reflecting the co-principal nature of the position.
Responsibilities:
Fund Strategy & Formation
Jointly set fund strategy and investment thesis, adapting to market conditions and portfolio performance.
Establish the investment committee framework and approval processes for fund acquisitions and dispositions.
Identify and select a fund administrator appropriate for the fund.
Build and maintain the compliance monitoring framework, including concentration limits, hold period tracking, and leverage caps per term sheet covenants.
Investment & Underwriting
Take ownership and drive exceptional returns for the benefit of all stakeholders, with the goal of creating a lasting vehicle that addresses housing supply in America.
Co-approve all fund acquisitions and dispositions, owning the financial risk assessment while Paul Steidl owns development feasibility.
Lead the investment committee process for all fund acquisitions and dispositions, directing the underwriting team.
Co-evaluate all development opportunities with Paul Steidl, bringing financial discipline and risk assessment to complement his development and entitlement expertise.
Oversee fund-level financials, including portfolio modeling, NAV tracking, and waterfall mechanics.
Investor Relations & Capital Markets
Serve as the primary day-to-day contact with the anchor institutional investor and future LPs, managing communication cadence and trust.
Lead capital raising efforts to scale the fund toward the $30M target, including sourcing and closing additional LPs.
Create investor decks and materials to support LP fundraising.
Review, audit, and refine existing fundraising materials, including the pitch deck, financial model, and data room.
Lead annual budget preparation for investor review and approval.
Field Building & Public Engagement
Partner on industry events, press engagements, and public disclosure of key information related to Starter Home Revitalization Act (SHRA) implementation and outcomes, in coordination with the anchor institutional investor.
Represent the fund externally as a co-principal, serving as a public voice on capital markets, fund economics, and the institutional investment case for by-right infill development.
Fund Operations & Compliance
Coordinate with the third-party fund administrator on NAV calculations, capital account statements, K-1s, and quarterly and annual reporting.
Manage capital call and distribution processes end-to-end.
Maintain the GP-side waterfall model for scenario planning, LP reporting previews, and fundraising projections, serving as an independent check on fund administrator calculations.
Own and maintain the investment-level compliance monitoring framework.
Coordinate regulatory filings with fund counsel.
Preferred Qualifications:
5+ years of relevant experience in real estate finance, fund management, or real estate private equity.
Prior experience in a senior role at a real estate development fund or real estate private equity firm.
Deep experience in financial underwriting of real estate developments, including unit-level economics.
Strong command of fund operations: capital calls, distributions, waterfall mechanics, LP reporting, and investor communications.
Experience evaluating and approving real estate investments.
Ability to coordinate across third-party fund administrators, legal counsel, and auditors.
Ability to manage LP relationships and investor reporting.
Ability to serve as a fiduciary and key investment professional.
Interest and/or direct experience in California infill housing policy and by-right entitlement.
Compensation & Structure:
Partner-level compensation, including base salary, named GP economics (carried interest), and co-investment rights, commensurate with fund size.
Location: Bay Area hybrid preferred
